When my clients called me looking for help in selling their current home and searching for a new one, I was excited to get started! We needed to evaluate their current Garden Trails home, which was a large 4 bedroom beauty backing onto conservation forest. Evaluating homes in Aldershot takes a special eye, specialized knowledge of the area and research. Here in our wonderful village, the value of a home depends on many things, including location, lot size, square footage and style, just to name a few. The ‘patchiness’ in Aldershot’s neighbourhoods can challenge even the most seasoned realtor. Having lived here for over 15 years, and with my daily market watch of the Aldershot area, I was confident that I could suggest a competitive listing price with our selling strategy in mind. After a query of 25 sales and paying for an impartial market valuation I was able to recommend a number that, depending on market trends, could fluctuate 2-3%.
To ensure their home fluctuated in the right direction, I invested a portion of my anticipated income up-front into their home, making it beautiful and magazine worthy. By hand-selecting quality images for MLS, social media, email and websites I ensured the quality of their homes’ online debut. Further, I conducted a paid for social-media drip campaign targeting the right buyers who desired a home like theirs, and in their school district. I watched the behaviour of the market closely and with my research mentioned above, recommended a listing price that I knew would create the most foot traffic and offers for their home in under 10 days.

In this crazy market we didn’t get to work on their current home right away, though a detailed plan was in place. Keeping their list of ‘must haves’ for their new perfect home in mind, I accessed my network and auto-searches to ensure when their dream home appeared, we would be ready to go!
After many viewings of several listings “the one” came along on a Wednesday afternoon. After an evening of multiple offers and competition we were able to secure the purchase of their new gorgeous home, complete with pie shaped lot, custom renovations and hot tub! It was a great day for all.
Turning our attention back to their current home, we wasted no time putting our plan into action! Enlisting the help of my amazing downsizer and colleague Mary Dilly (downsizing-solutions.ca) and an entire team of helpers, we were able to: declutter, pack, donate, store, repair, clean, paint, update lighting, stage, landscape, market and sell! Each person adhered to COVID protocol without hesitation and my designer and myself ensured to clean the home daily after each workday.
Their home successfully sold for $1.2K in competition with no conditions. I couldn’t be happier for them!
